Transition from Contract to Close

Your full service real estate team.

Your Real Estate Attorney

It is crucial that an attorney who specializes in residential real estate reviews your contract, coordinates with your loan officer, works with the seller’s attorney, and oversees all of the important documents that you will need to close on your new home.

Your Baird & Warner broker has access to the Baird & Warner Title Services attorney network, an exclusive group of local expert real estate attorneys, who will ensure that your closing is a seamless transaction.

Baird & Warner Title Services was voted the #2 Illinois title company in 2015, and voted in the top 10 in 2014, 2013, 2012, and 2011.

Your Real Estate Home Inspector

A professional inspection of the home, from the age of the appliances to basic maintenance needs, will help you make an informed purchasing decision. As a local market expert, your broker associate will be able to recommend a reputable and reliable home inspector.

Your Real Estate Appraiser

Your lender will hire an appraiser to determine the value of the home, and you can request a copy of the report. If the home doesn’t appraise at the contract price or higher, your mortgage may be affected. Your broker associate will discuss options and formulate a strategy with you. If you are purchasing the home without a mortgage, you may hire your own appraiser.

Managing the Details

In addition to conducting a final walkthrough and setting up utilities in advance of your move-in, you’ll want to meet with your loan officer and attorney to go over final closing costs and other financial considerations. As your closing date approaches, your Baird & Warner broker will work with you to finalize the details of the transaction.

Enjoy Your New Home - the best is yet to come!

Now that the home is officially yours, the fun part begins. Do you need to hire a moving company, painter, plumber or any other professional? Your Baird & Warner broker associate can recommend a number of experienced and reliable contractors in the area to make sure life in your new home is off to a great start.
